According to the Southern California Association of Governments (SCAG), Los Angeles’ population is projected to grow by as many as two million people by the year 2030. That growth will spur increased traffic congestion, decreased air quality and other negative impacts if development doesn’t manage this growth appropriately.
Las Lomas is designed to be the San Fernando Valley’s first smart-growth community. It will create workable neighborhoods and communities that are scarce in Los Angeles today.
At Las Lomas, housing will be conveniently located next to jobs, schools, services, shopping and transit. Reliance on the automobile will be reduced – a dramatic change in the paradigm of current-day life throughout the greater Los Angeles region. Las Lomas will move beyond the homogenized large chain store mall developments and tract housing to create architecturally unique neighborhoods where residents will have the choice of walking or using on-site public transportation.
“Balance” will characterize life at Las Lomas. The community will create a diversity of residential dwelling options to met the needs of all types of families and income levels, including workforce housing; a mix of commercial office, retail and community-serving facilities offering a range of employment opportunities; ample civic, cultural and recreational facilities on site; a strong emphasis on integrating livable, functional villages within a natural setting; and, transportation linkages (pedestrian, vehicular, local and commuter bus and heavy rail) to multiple Las Lomas locales and regional transportation destinations.
