

Cradled in the junction of the Interstate 5 (I-5) and State Route 14 (SR-14) freeways, Las Lomas is the San Fernando Valley’s first smart-growth community. It is located at the City of Los Angeles’ northern edge and partially within the city’s approved Sphere of Influence. The project area is adjacent to the communities of Sylmar and Granada Hills, which lie to the south. A trailer and mobile home park are located along the property’s western boundary. The Sunshine Canyon Landfill is across the I-5 Freeway to the east of the site.
Adjacent to Las Lomas on the northeast is the 584-acre Gate-King Industrial Park, over four million square feet of industrial space which was recently approved by the City of Santa Clarita. The remaining area consists of scattered industrial, commercial and lower-density residential uses, as well as natural uses. An active Metrolink rail line crosses the site’s southeastern portion and a rail tunnel used by Metrolink bisects a portion of the property’s eastern perimeter.
The site is significantly degraded. Transmission towers, a cellular tower and various other power and telephone lines are on the property. The site contains abandoned oil wells and a high-pressure gas line. A paintball facility was recently in operation. A network of fire roads and large areas of brush clearance for fire fuel modification have further degraded the area. Motocross trails have been created by trespassers. Permitted truck and heavy equipment storage are located along The Old Road.
When complete, Las Lomas will remove this blight and restore land that has been abused or abandoned for decades. Las Lomas will not only raise the bar of development standards within the region, but will also create a market-competitive, financially feasible and environmentally sound addition to the Southern California landscape.
